2004 \u00e0 Berlin Neuk\u00f6lln : une odeur aigre d’orge et de houblon r\u00e8gne sur le site de la brasserie Berliner Kindl, des camions passent par le grand portail – une industrie au milieu d’un quartier r\u00e9sidentiel. Un avion s’approche de l’a\u00e9roport de Tempelhof, tout proche, et le bruit de l’appareil passe \u00e0 travers les minces fen\u00eatres des vieux b\u00e2timents.<\/p>\n

Aujourd’hui, vingt ans plus tard, une transformation profonde a eu lieu : l’a\u00e9roport a \u00e9t\u00e9 d\u00e9saffect\u00e9 et transform\u00e9 en un espace ouvert au sport et \u00e0 la culture dans le centre-ville. La brasserie Kindl a d\u00e9m\u00e9nag\u00e9 \u00e0 la p\u00e9riph\u00e9rie de la ville et le quartier de Rollberg, \u00e0 Berlin Neuk\u00f6lln, abrite d\u00e9sormais un centre d’art, un b\u00e2timent circulaire, des espaces pour la culture, des id\u00e9es innovantes et des appartements coop\u00e9ratifs. Un projet de d\u00e9veloppement urbain inhabituel prend forme !<\/p>\n

Le site de l’ancienne brasserie a \u00e9t\u00e9 divis\u00e9 en 2015 et vendu \u00e0 deux nouveaux propri\u00e9taires : Le b\u00e2timent principal repr\u00e9sentatif des ann\u00e9es 1920 est pass\u00e9 dans le domaine priv\u00e9 – avec la condition de rendre le b\u00e2timent accessible en tant que lieu culturel. Le r\u00e9sultat est le KINDL – Centre d’art contemporain, qui apporte des positions artistiques \u00e0 Neuk\u00f6lln.<\/p>\n

La plus grande partie du site de l’ancienne brasserie et de l’ancien entrep\u00f4t a \u00e9t\u00e9 acquise par la fondation suisse Edith Maryon. L’institution a pour but de contrecarrer l’utilisation dominante des terrains par le capital et d’exclure la sp\u00e9culation fonci\u00e8re. Le d\u00e9veloppement du site est confi\u00e9 \u00e0 la coop\u00e9rative TRNSFRM e.G. dans le but d’assurer la p\u00e9rennit\u00e9 du site.<\/p>\n

Plusieurs \u00e9l\u00e9ments du nouveau site urbain ont d\u00e9j\u00e0 \u00e9t\u00e9 r\u00e9alis\u00e9s, comme la Global Village House, o\u00f9 des associations et des ONGs berlinoises issues de l’immigration ont trouv\u00e9 un toit, et le nouveau projet de construction \u00ab Alltag \u00bb, une maison temporaire pour les personnes en situation particuli\u00e8re. Avec la maison CRCLR, un centre de travail, de vie et de coexistence orient\u00e9 vers la communaut\u00e9 a \u00e9t\u00e9 ajout\u00e9. La conversion et l’extension de l’ancien hall de chargement des tonneaux est un projet mod\u00e8le pour la construction circulaire et a \u00e9t\u00e9 construit selon le principe \u00abcradle-to-cradle\u00bb.<\/p>\n

Le nouveau b\u00e2timent destin\u00e9 au si\u00e8ge national de BUND – la F\u00e9d\u00e9ration allemande pour l’environnement et la protection de la nature – n’en est qu’\u00e0 ses d\u00e9buts et sera une construction hybride durable en bois. Entre-temps, la transformation de l’ancien entrep\u00f4t Vollgut bat son plein : des sous-sols de plusieurs \u00e9tages et d’un m\u00e8tre de haut, qui sont modernis\u00e9s en termes d’infrastructure et de technologie et qui offriront des espaces \u00e0 la sc\u00e8ne culturelle berlinoise.
