Le premier b\u00e2timent en bois lamell\u00e9-crois\u00e9<\/a> (CLT) de la ville de New York est en construction \u00e0 Brooklyn : Frame 283<\/a> – un b\u00e2timent r\u00e9sidentiel de cinq \u00e9tages construit selon les normes Passive House<\/a> par Loadingdock5<\/a>. Il s’agit d’un projet pionnier qui a n\u00e9cessit\u00e9 des autorisations sp\u00e9ciales, car l’utilisation du CLT n’est pas encore autoris\u00e9e \u00e0 New York. <\/p>\n\n\n\n

Le bois \u00e0 NYC – hier et aujourd’hui<\/h2>\n\n\n\n

La ville de New York compte un grand nombre de b\u00e2timents industriels du XIXe si\u00e8cle construits avec de lourdes structures en bois, notamment les anciens entrep\u00f4ts de Chelsea avec leurs toits en bois \u00e0 grande port\u00e9e qui abritent aujourd’hui certaines des galeries les plus c\u00e9l\u00e8bres du monde. Mais jusqu’\u00e0 pr\u00e9sent, le bois n’a pas \u00e9t\u00e9 beaucoup utilis\u00e9 dans les projets contemporains de grande envergure. En 2015, SHoP Architects a remport\u00e9 le prix am\u00e9ricain de la construction en bois de grande hauteur pour un b\u00e2timent de dix \u00e9tages<\/a> situ\u00e9 pr\u00e8s de la High Line, mais comme le code de la construction de la ville de New York n’autorise actuellement qu’un maximum de six \u00e9tages pour les b\u00e2timents en bois de grande hauteur, il reste \u00e0 construire. R\u00e9cemment, les deux premiers b\u00e2timents en bois massif<\/a> – construits avec du bois lamell\u00e9-clou\u00e9 (NLT) – ont ouvert \u00e0 Williamsburg \/ Brooklyn, faisant revivre une tradition plus que centenaire de cette m\u00e9thode de construction. <\/p>\n\n\n\n

Des architectes innovants et soucieux de l’\u00e9nergie rencontrent des promoteurs de start-up cr\u00e9atifs<\/h3>\n\n\n\n

Dans le cas de Frame 283, Fred et Joanne Wilson, de nouveaux d\u00e9veloppeurs issus du monde des start-up, se sont associ\u00e9s \u00e0 Loadingdock5 dans le but de donner l’exemple d’un b\u00e2timent durable \u00e0 faible empreinte carbone. Les architectes Sam Bargetz et Werner Morath de Loadingdock5, tous deux originaires d’Autriche, qui travaillent depuis 2004 sur des projets novateurs et \u00e9conomes en \u00e9nergie \u00e0 New York et dans ses environs, ont enthousiasm\u00e9 les promoteurs pour l’utilisation de CLT pour leur premier projet. <\/p>\n\n\n\n

Frame 283 est le sixi\u00e8me projet de Loadingdock5. Il se caract\u00e9rise par des couloirs ext\u00e9rieurs – qui se doublent d’espaces ext\u00e9rieurs g\u00e9n\u00e9reux – qui s’\u00e9tendent sur la fa\u00e7ade sud. Les balcons profonds ombragent la fa\u00e7ade vitr\u00e9e en \u00e9t\u00e9 et l’utilisation de CLT pour les plaques de sol et les balcons est un moyen intelligent d’\u00e9viter naturellement les pertes thermiques entre l’int\u00e9rieur et l’ext\u00e9rieur sans d\u00e9tails co\u00fbteux. Pour les murs ext\u00e9rieurs et les cages d’ascenseur qui doivent \u00eatre ex\u00e9cut\u00e9s en mat\u00e9riau incombustible, un syst\u00e8me de coffrage isolant a \u00e9t\u00e9 utilis\u00e9, offrant un contraste contemporain \u00e0 la structure en bois. <\/p>\n\n\n\n
